Description
OxyPrep is an instant mold stain remover, and it also serves as a versatile pre-treatment to enhance cleaning results and production efficiency across multiple restoration procedures (called REACT|EXTRACT) including mold remediation, water damage, fire damage, bio-hazard cleanup, and exterior restoration.
PROCEDURAL STANDARDS
CLEAN > SANITIZE > PROTECT
For best results, every surface and environmental should follow the best practice procedures of CLEAN>SANITIZE>PROTECT. Similarly, if confronted with an odor issue, the procedural standard should be CLEAN>DEODORIZE>SEAL.
CLEAN
Cleaning first, which also includes the removal of staining, eliminates soil load and undesirable staining that would otherwise act as nutrient to support future microbial growth. For this reason, all disinfectants and sanitizers instructions contain the phrase “pre-clean surfaces prior to use”.
SANITIZE
Sanitizing after cleaning kills up to 99.9999% of remnant microbes thereby greatly reducing the possibility of microbial replication.
PROTECT
Protecting surfaces either by a performance rated coating or sealant helps to maintain surfaces and environments at a Condition 1 status long term.
SITE ASSESSMENT
Prior to OxyPrep use or REACT|EXTRACT service, assess the environment following IICRC S520 Standard Guidelines using Enviroguard’s Severity Indexing™ System. If any of the following issues exist, follow the links provided to the necessary product and use instruction.
- Polyurethane, shellac or paint obscuring/covering mold staining: Begin service using P.U.C. Remover.
- Hard water and soap scum obscuring/covering mold staining: Begin service using Scum Slayer.
CLEANING BY SERVICE
MOLD REMEDIATION
- Pre-treat surfaces with OxyPrep to abate mold staining.
- Allow to dwell for between 30 seconds and up to three minutes based upon surface porosity, temperature, and severity.
- To neutralize, apply Oxypar LR ensuring wet-on-wet contact.
- If soil load develops in the neutral foam, vacuum extract or rinse from surface to prevent re-deposition.
- Sanitize surface using Dutrion as outlined below.
FIRE DAMAGE RESTORATION
- Combine OxyPrep with PreClean in a 50/50 ratio to create a soot emulsifying cocktail.
- Allow to dwell for between 30 seconds and up to three minutes based upon surface porosity, temperature, and severity.
- To neutralize, apply Oxypar LR ensuring wet-on-wet contact.
- If soil load develops in the neutral foam, vacuum extract or rinse from surface to prevent re-deposition.
- Sanitize surface using Dutrion as outlined below.
WATER DAMAGE RESTORATION
- Mix OxyPrep with PreClean in a 50/50 ratio to form an organics emulsifying cocktail.
- Allow to dwell for between 30 seconds and up to three minutes based upon surface porosity, temperature, and severity.
- To neutralize, apply Oxypar LR ensuring wet-on-wet contact.
- If soil load develops in the neutral foam, vacuum extract or rinse from surface to prevent re-deposition.
- Sanitize surface using Dutrion as outlined below.
BIO-HAZARD CLEANUP
- Following the removal of bulk debris, saturate surface with Oxypar LR or SuperPar.
- Allow to dwell for between up to three minutes based upon surface porosity, temperature, and severity, making sure that surfaces remain wet.
- Both Oxypar LR and SuperPar will mitigate any blood staining during this dwell time.
- Neutralize surface using OxyPrep, allowing for an additional 3 minute wet contact time.
- Vacuum extract, mop, or rinse from surface to prevent re-deposition.
- Sanitize surface using Dutrion as outlined below.
EXTERIOR RESTORATION
- Combine OxyPrep with Grease Gobbler in a 50/50 ratio to create a potent formula that tackles algae, lichen, tannins, and oxidation staining.
- Allow to dwell for between 30 seconds and up to three minutes based upon surface porosity, temperature, and severity.
- To neutralize, apply Oxypar LR ensuring wet-on-wet contact.
- If soil load develops in the neutral foam, vacuum extract or rinse from surface to prevent re-deposition.
- Sanitize surface using Dutrion as outlined below.
SANITIZE or DEODORIZE after cleaning
For best results, select Dutrion for either wet or dry fumigation sanitization after cleaning.
RECURRENCE PREVENTION
Once surfaces are dry following sanitization, ensure long term Condition 1 status by coating or sealing surfaces according to
